Our latest ground-up project, located in the heart of downtown Alpine was a true partnership with our clients, whose design fluency and refined aesthetic greatly influenced the final product.

The site presented significant challenges. It was much lower than the surrounding terrain with water runoff from the parking lot across the street draining directly onto the site. Our team successfully managed these issues by bringing in fill material and caliche to build up the site, ensuring proper drainage and site stability. In addition, the single-sloped roof posed a challenge for fitting utilities such as HVAC which we integrated into the foundation.

Privacy and security were key considerations, given the site’s location on a busy intersection. To address this, we designed custom-built steel gates, including a main gate with a telescopic mechanism, eliminating the need for swing-out gates that would encroach on the street.
